Capabilities

A real estate lead form, not a generic Typeform with extra fields

Built for the way agents actually capture leads — open houses, newsletters, link-in-bio — with bot protection, mobile rendering, and CRM routing already wired.

Campaign attribution on every lead

Know which open house, IG reel, or newsletter sourced each lead. Source and campaign flow into the contact record automatically.

Three campaign kinds, real situations

Open House (Saturday only), Channel (newsletter, IG bio, signature — always on), or Promotion (caps at a set submission count and stops). Each form knows its job and its expiration rule.

Public link, no website needed

Forms live at the-prep.casa/p/your-slug. Drop it on a QR code at the open-house door, in your Instagram bio, in an email signature, in MLS remarks.

Bot protection without CAPTCHA fatigue

Cloudflare Turnstile runs invisibly. Honeypot field plus minimum time-on-form check. No CAPTCHA fatigue, no fake buyers in your CRM.

Renders right on every phone

Inputs sized so iOS doesn't auto-zoom on focus. Labels and dropdowns work with screen readers. Submissions land from phones in your visitor's hand, not just desktops.

UTM passthrough

utm_source, utm_medium, utm_campaign carry from the URL onto the lead's attribution. Track exactly which Instagram reel converted.

How It Works

Three steps, then your forms do the work

Build a form in five minutes. Drop the link anywhere people can tap.

1

Build the form in five minutes

Pick fields from the library — name, email, phone, message. Choose a campaign kind: Open House, Channel (newsletter, IG bio), or Promo with submission cap. Save, get a public link.

2

Drop the link where people tap

QR code on the open-house door. Instagram bio. Newsletter footer. Email signature. MLS remarks. The link is one URL — use it everywhere.

3

Leads land tagged and ready

Every submission lands in your CRM as a Lead, three seconds after Send. Source attached (Smith Street Open House). Campaign attached. UTM params attached. Five fields to a Lead row, three seconds end-to-end.

Why PREP

Why agents pick this over what they already have

You probably have a Typeform, an MLS lead form, and a paper sign-in sheet. Here's what changes when capture is wired into the CRM that runs your deals.

vs. Typeform / Google Forms

The problem

Submissions land in a separate dashboard. You manually export, clean, and import to your CRM Monday morning. Zero deal context — the form doesn't know you're a real estate agent.

PREP's approach

Submissions land as Leads in the same CRM that already runs your deals. Source attribution, campaign attribution, and UTM params attach automatically. No copy-paste step, no Monday-morning import.

vs. MLS / IDX Lead Forms

The problem

Only fires when a buyer is actively browsing the MLS. Captures nothing from open-house walk-ins, Instagram bio taps, QR scans on yard signs, or newsletter clicks — every off-MLS touchpoint walks away.

PREP's approach

Public link works anywhere people can tap. Drop it on a QR code at the open-house door, in your IG bio, in the newsletter footer. Every off-MLS touchpoint converts to an attributable lead.

vs. Paper Sign-In Sheets

The problem

Illegible handwriting. Sunday morning transcription. Names lost between the door and the spreadsheet. The buyer who left a message was a J or a T — you'll never know.

PREP's approach

The lead is in your CRM three seconds after they tap Send. Source attached automatically (Smith Street Open House). Monday morning is follow-up, not transcription.

Stop transcribing sign-in sheets on Sunday morning.

First form live in five minutes. First lead in the CRM you already use for your deals — same Saturday afternoon. Drop the link in your bio, on a QR code, or in your email signature.

Example Scenario

A Saturday open house, played out

Illustrative scenario showing how the feature works in practice. Names and details are not from real customers.

Friday
Sat 2:14
+ 3 sec
Sat 5:08
Monday
Friday afternoon. You build a Lead Capture form named "Smith Street Open House" with the EVENT campaign kind. Three fields: name, email, phone. You set the campaign window to Saturday 1pm–5pm, then turn off auto-submission ninety minutes after. Total time: under five minutes. You generate a QR code from any free QR tool pointing at the-prep.casa/p/smith-street-open-house, print it on a 5x7 card, and tape it inside the entryway next to the listing flyers.

The change:You walk into Monday with twelve attributed leads instead of a paper list with eleven legible names and one phone number that might be a 7 or might be a 1.

Honest Fit

Who Lead Capture is for — and who it isn't

We'd rather you skip a tool that doesn't fit than feel burned a month in.

It fits if you…

  • Solo agents who run open houses and want every walk-in attributed
  • TCs and small teams that share an Instagram or newsletter list
  • Agents promoting community events, contests, or seasonal mailers
  • Anyone with a yard-sign QR code generating curiosity
  • Any agent who currently writes leads on paper and types them in Monday

Skip it if you…

  • Brokerages that require all lead intake to flow through their proprietary system (use it as an additive channel only, see objection #4 above)
  • Agents who only work referrals and never run public-facing campaigns — there are no leads to capture
  • Anyone wanting an outbound calling/SMS dialer — PREP captures inbound; outbound calling is not in scope
  • Teams needing complex multi-stage drip automations — PREP records the lead and notifies you; nurture sequences live in your follow-up tool of choice
Real Objections

The questions agents actually ask before signing up

No marketing pitch — just direct answers. If something here is a deal-breaker, better to find out now.

Concern

I already have my MLS lead form, my Zillow profile, and a sign-up box on my IDX site. Why would I add another?

Those are great when a buyer is actively searching the MLS or browsing Zillow. They miss every other touchpoint — the open house front door, the QR code on a yard sign, the link in your Instagram bio, the footer of your monthly newsletter, the flyer at a community event. PREP forms cover those off-MLS touchpoints. They're also independent of any portal that could change its rules tomorrow.

Concern

Will my data really be mine? I'm paranoid about lead-routing services that mine my contacts.

Every lead that lands through a PREP form is yours, in your CRM, with the campaign that produced it tagged automatically. We don't resell your contacts to anyone. We don't auto-blast them a marketing drip from PREP. The form ships them to you and stops.

Concern

How long is this going to take to set up? I have a Saturday open house tomorrow.

Five minutes. Pick the field library you want — the defaults (name, email, phone, optional message) cover 90% of cases. Pick a campaign type (Open House for Saturday). Save. You get a public link in the format the-prep.casa/p/your-slug. Generate a QR with any free QR tool, print it, tape it next to the front door. Done. Switch the campaign off Sunday night.

Concern

What if my brokerage requires me to use their lead-capture system?

Use both. PREP forms are an additive channel, not a replacement. Your brokerage form goes in the brokerage pipeline; PREP forms go in your personal CRM for the leads you're personally cultivating (open house walk-ins, Instagram followers, newsletter subscribers, referrals). The two don't conflict.

Concern

Bots and spam — how bad is it actually?

We run Cloudflare Turnstile invisibly on every form, plus a hidden honeypot field, plus a minimum time-on-form threshold. Real people from real phones don't see anything; bots get blocked silently. The three layers together filter out the vast majority of bot submissions — you should see only a handful of spam attempts get through, vs. dozens per week on an unprotected public form. You'll occasionally get a curious neighbor who's not buying. That's not spam. That's a lead.

FAQ

Questions agents actually ask

How do I capture open house leads without paper sign-in sheets?
Build a Lead Capture form in PREP, choose the EVENT campaign kind, and put the public URL on a QR code at the front door. Visitors tap, fill in name and email on their phone, and the lead is in your CRM before they leave the kitchen.
Do I need my own website to run a lead form?
No. PREP hosts the form at a public URL like the-prep.casa/p/your-slug. Use it in your Instagram bio, in a QR code, or as a link from any platform that allows links.
How do I prevent bots from spamming my lead form?
Every form runs Cloudflare Turnstile invisibly. Combined with a hidden honeypot field and a minimum time-on-form check, you keep human leads and drop bots without making real people solve image puzzles.
How do I track which Instagram post or open house drove the lead?
Each form is tied to a campaign, so submissions are tagged automatically. UTM parameters on the URL also flow onto the contact record.
Is there a limit on how many leads I can capture?
The free STARTER plan caps lifetime Lead Capture submissions at 100. After that the form blocks new submissions until you upgrade. All paid tiers are unlimited.
Can I cap a promotion form at a specific number of submissions?
Yes — that's what the PROMOTION campaign kind is for. Set a submission cap (e.g., 10) and the form deactivates automatically the moment the tenth submission lands.
What happens to a lead after the form is submitted?
It becomes a Lead in your PREP CRM with their answers, the campaign that sourced them, any UTM params, and an arrival timestamp. From there you can convert them to a Client when they hire you, or attach them to a deal as a participant.
Can I generate a QR code from inside PREP?
Not yet — PREP gives you the shareable URL, and you generate the QR code in your favorite tool. In-product QR generation is on the roadmap.
